A fire risk assessment is only as good as what you can do with it. Too often you get a generic template, significant findings buried in jargon, and an action list that's unclear, unordered, and impossible to delegate. So it sits in a drawer until the next one's due. The result is a document that satisfies a box-tick but doesn't actually make the building safer or your position more defensible.

TYPES & SCOPE

The right assessment for the building

The fire risk assessment is judgement, not labour, so we commission it the same way we commission everything else: from a vetted, independent assessor on our panel, never from anyone with works to sell on the back of it.

Every report is reviewed against our standard before it reaches you. For many residential buildings, we recommend a Type 3 approach where access, scope and risk profile justify it. Type 1, 2 and 4 assessments are used where the building or its risk picture calls for them. Where a building calls for it, we bring in approved specialists to carry out destructive Type 4 assessments, opening up construction to verify what’s really behind the surface.

Need just one assessment? That's fine. We take on standalone FRAs as readily as portfolio-wide programmes.
