We charge for our advice and nothing else. We don't mark up works, we don't take commission, and we don't earn a penny from the contractors we recommend. Here's exactly how it works.
THE PRINCIPLE
You pay us for judgement, not product
Our fee covers one thing: independent expertise. We assess what your buildings need, commission the right people, review what comes back, and keep your compliance position current and defensible.
We're never paid by a contractor, a supplier or a manufacturer. The works themselves are quoted and paid separately, so the price you pay for the work is the market price, not a number we've quietly added to.
That separation is the whole point. It's what lets us tell you when something doesn't need doing.
THE STRUCTURE
Priced to fit the portfolio, not the other way round
Every portfolio is different, so we keep the structure flexible. Most engagements take one of these shapes.
Managed · residential
Per flat, per building, per year
For residential portfolios, an annual fee scaled to the number of units. Predictable, easy to budget, and proportionate to the size of each building.
Managed · commercial
A flat monthly fee per building
For commercial and mixed-use assets, a simple recurring fee per building, set against its scale and complexity.
Project
A retainer for defined work
For a specific programme, a monthly retainer covering an agreed level of committed time, scoped to what the project genuinely needs.
Advisory
Time-based, for smaller pieces
Sometimes you just need one thing done well: a single assessment, a survey, a technical note, a second opinion. We take these on as standalone pieces, charged simply for the work involved.
PAYING CONTRACTORS
We can handle the contractor payments too
Normally you pay your contractors directly, and we simply oversee the work. That keeps everything transparent.
But onboarding a new contractor into your systems can be a headache, and we've seen clients overpay simply because their existing provider was already set up. Where it helps, we can manage the contractor payments through us, so you avoid onboarding a dozen separate suppliers, while you still see exactly what each one charged.
And where you need a discipline you don't yet have on your panel, we extend yours with ours — pre-vetted to the same standard, ready to go without you running a full procurement process. Either way, your governance holds.
Either way, our own fee for advice and consultancy is billed to you directly and separately. It never moves.
