MANAGING AGENTS
Your in-house fire safety team. Without the hire.
Property managers are expected to be experts in everything: gas, electrical, fire, security, the lot. Fire safety has become a discipline of its own, and the stakes have never been higher. We become the fire safety function you don't have, so you can get on with managing property.
THE PRESSURE
Expected to know everything. Liable for all of it.
You're expected to know fire safety as well as a specialist, on top of everything else a managing agent carries. And for buildings over 11m, and especially higher-risk or simultaneous-evacuation buildings, the bar has risen sharply across urban residential portfolios, mixed-use buildings and mid/high-rise stock.
The regime is complex, it keeps changing, and the liability lands on you. Meanwhile your clients expect it handled quietly and competently, without drama and without surprises.
HOW WE HELP
We do the fire safety job for you
Your outsourced function
We act as your fire safety department, so you don't have to be the specialist on top of everything else.
Over 11m and higher-riskk
We handle the heightened compliance that applies to taller buildings, simultaneous-evacuation buildings, and higher-risk buildings — where the bar has risen most.
Contractors, checked
We commission and validate the specialists, so you're not taking anyone's word that the work was done right.
One point of contact
You deal with us, not a dozen suppliers. We hold the detail and keep the whole picture straight.
You look good to your clients
We work quietly in your name. Your clients see a competent, well-run service. We're not here for the credit.
Defensible evidence
Everything documented and current, so you can demonstrate compliance whenever you're asked.
SECTION 20 & PLANNING
Planned properly, so there are no nasty surprises
Major works come with consultation obligations and budgets that have to stand up to scrutiny. Our phased, properly-tendered approach means works are scoped, sequenced and consulted on in the right way, rather than landing as an unexpected bill later.
That careful planning helps you manage the Section 20 process and your service charge budgets with far fewer surprises down the line, and means decisions are made on a considered basis rather than in a panic.
(Note: whether any particular fee or cost is recoverable through the service charge depends on the lease, so we keep this as planning support, not a recovery guarantee.)
PROOF
What this looks like in practice
Managing agent · Portfolio
Sixty buildings assessed as if they were all the same, recommending works several didn't need.
The portfolio ran from purpose-built blocks to converted houses to high-rises, but one assessor had applied the same approach and the same guidance to all of them. The result: smoke vents where none were required, extended alarm systems on blocks that didn't need flat-by-flat warning, and door upgrades driven by the wrong standard. We broke the portfolio down by building type, matched each to the correct guidance, and reviewed strategies where needed so the reassessments stood on sound fire engineering.
