Major works come with consultation obligations and budgets that have to stand up to scrutiny. Our phased, properly-tendered approach means works are scoped, sequenced and consulted on in the right way, rather than landing as an unexpected bill later.

That careful planning helps you manage the Section 20 process and your service charge budgets with far fewer surprises down the line, and means decisions are made on a considered basis rather than in a panic.

Sixty buildings assessed as if they were all the same, recommending works several didn't need.

The portfolio ran from purpose-built blocks to converted houses to high-rises, but one assessor had applied the same approach and the same guidance to all of them. The result: smoke vents where none were required, extended alarm systems on blocks that didn't need flat-by-flat warning, and door upgrades driven by the wrong standard. We broke the portfolio down by building type, matched each to the correct guidance, and reviewed strategies where needed so the reassessments stood on sound fire engineering.
